Contractor Schedule for Corporate Office Renovation
Renovation & Move
The following pages are being udpated daily now. Last update: September 22, 2009
UPDATED: September 22, 6:45 PM Central Time

MOVE IN DATE: September 21

UPDATE: Monday, September 21:
We moved the office today! The carpet was being finalized at the same time the movers were rolling in! We did it! Again, a few odds and ends to finish up but we're there!

UPDATE: Sunday, September 20:
Slate Flooring installed carpet, VCT for the bathroom, and porcelain tile for the foyer. We didn't get out of here until 9:00 at night! Jefferson City Marine Corps League helped with hanging mirrors for the bathrooms.

UPDATE: Saturday, September 19:
Marines from Motor T training at Ft. Leonardwood were here today putting in lights with our electrician John Dyall, hanging toilet paper and paper towel holders, staining doors and prepping the floors for the carpet tomorrow. It was an appropriate finale to our long summer of weekend work!

UPDATE: Thursday, September 17:
We've passed all of our inspections and have an occupancy permit! We still have a little touch up to do but that will happen over the weekend and in the next few weeks.

UPDATE: Tuesday, September 15:
The Fire Marshall and Water Connect came out to inspect. We had three tiny things to correct for the fire marshall and we've got those done. The water connect is finished. We've completed five of the six items on the punch list from the city inspection of yesterday. One more to go (see next paragraph). Thank you Billy Enochs, John Dyall and Floyd Galloway for helping to make that happen in quick time today! A huge thank you to Eric, on staff, who had to climb in between two of the walls (literally!) to get another block set to secure the ADA handrail. Eric, Jackie, Kelly and I even fixed a few things today!

Final task for occupancy: Plumb the kitchen sink and faucet! I've talked with the plumbers and they are trying to get us worked in so we can have the final inspection on Thursday. Crossing our fingers and saying a prayer they can get us worked in!

Flooring (vinyl tile, ceramic tile, and carpet) will be delivered Wednesday and installed this Thursday and Friday. Thanks to Griggs Carpeting for materials and Slate Flooring for labor!

The weekend of September 19 we'll work on painting the front of the building and doing a ton of finishing so we'll need your help. Please call the office for details.

UPDATE: Monday, September 14:
We have 6 very minor things to correct and we'll pass the city inspection and have our occupancy permit! I've got all of those schedule to complete on Tuesday, except perhaps plumbing for the kitchen sink. And we'll be Done!

UPDATE: Monday, September 14:
Painting is done. Electric lighting is in and it's beautiful. HVAC is finished. Bathroom fixtures are in and ADA handrails are installed. Kitchen cabinets and Silestone are in. Front counter and granite are in (the engraved logo is amazing!). Final inspection called for this afternoon. I'll let you know how it goes, but see no reason it won't pass with flying colors.

UPDATE: Wednesday, September 9:
Most of the painting is done; all the priming and 80% of the first coat is done. We need to roll the second coat from the floor up to 8 foot. We will NOT be painting into the evening tonight. We'll be doing more spraying tomorrow. The cabinets will arrive and we'll have a crew put them in for us Thursday evening.

UPDATE: Friday, September 4:
Drywall is up, the three-step mud and tape are done, the sanding is almost done--just a tiny bit more to finish up on Tuesday. I've got a GREAT photo of one of the young kids on stilts sanding and he looks like a powdered donut--it's as cute as you can imagine!

Emergency lights are on their way here from Wyoming. All the flooring was ordered today; a tiny adjustment on the vinyl cove base color. I pick up tiles, glues, etc. tomorrow morning. The paint and primer were delivered today. Griggs Flooring will get the carpet delivered there next week, cut it for us, then deliver it Friday for install that weekend.

This weekend I'll come in and prep the exposed ductwork for paint, clean up the drywall, scrape the floors, prime the bathroom walls and try to get those painted so I can get tile laid in there as well, but I'm not sure if I'll get as far as flooring going solo this weekend. I'll give it my best shot though. Tuesday, the staff will be painting--36 gallons of paint and primer. Billy Enochs has agreed to come in again with help in that--praise the Lord! We could not have done this without Billy and his friends. We'll paint on Wednesday too if necessary; we've got to do one primer coat and two paint coats so it may take longer than a day.

I'm hoping by Wednesday and Thursday we can do the final work for the plumbing and HVAC. I hope to get cabinets installed on Thursday. Countertops on Friday. Carpet, tile and final electric the weekend of Sept 12. Final inspection and occupancy permit by Sept 14. Cross your fingers and say a prayer.

ARCHIVED UPDATES:

UPDATE: Thursday, September 3:
Mudding and taping are done! They start sanding tomorrow. Thank you Billy and Trevis!!

UPDATE: Tuesday, September 1:
Day 2 of mudding and taping is complete! The fans are on and we're drying things out for day 3 tomorrow. A huge thank you to Billy Enochs with his crew and Trevis Wadlow with his crew getting this work done this week!

UPDATE: Monday, August 31:
All drywall has been hung--we need to sweep up the dust again (sigh!). We'll start mudding and taping tomorrow at 8:00 a.m. We'll be painting the Saturday and Sunday, labor day weekend.

UPDATE: Saturday, August 29:
All the drywall has been swept up. Eric's family came in and framed the ceiling over mechanical room and they're putting the hat channel up as I type this. We'll be ready for the rest of the rock to be DONE on Monday. Mudders and tapers have promised to be here then. Hoping to paint over labor day weekend. Thank you to Eric's family, Steve and Dixie.

UPDATE: Friday, August 28:
16 more sheets of rock are up; 8 more to go.

UPDATE: Thursday, August 27:
62 sheets of 12' rock have gone up; 22 more to go. Additional 22 delivered today and the rockers will complete all but the front wall in the morning.

I need hat channel installed on the front wall and the rockers have told me how to do it I just need the manpower to get it done. Tools required are a chop saw electric metal shears plus a drill to put the fasteners in. I need the ceiling framed and drywalled for the mechanical room.

UPDATE: Monday, August 24:
The garage door is down, the glass front is going in, the door locks have been changed, the decking is going on the mezzanine, the drywallers are putting teams of folks together now, the lift can stay until we're done...it's going well! Still need more drywallers, mudders and tapers! Contact the office if you can help us out.

UPDATE: Friday, August 21:
HVAC rough-in is done. The city did the inspection this evening (the Chief Building Inspector was here actually). The rest of the pipes have been insulated. The insulation and fire retardant plywood for the decking have been delivered. Arrangements made for the lift to be picked up and returned.

MONDAY evening the rest of the ductwork insulation and wall insulation goes in (Mark Klusman).

MONDAY, the garage door is coming down (Wayland Pirtle), the glass front is going in its place (Koonse Glass). The decking is being installed and the remainder of the hat channel goes on the front wall (Wayland Pirtle). Screws to install decking onto floor joists have been purchased.

Wayland needs some help on Monday with the decking. Joe Gruender will be here to talk with him in the morning to show him how to do the work. If there is anyone out there that can just be an extra set of arms and hands and lifting things around for him, please contact me and let me know ASAP. I'm calling everyone I know to get some help here on Monday.

TUESDAY we start DRYWALL! Calling all drywallers, mudders and tapers! We need you! We'll be here from sunrise to sunset and will take whatever crews are out there that can give us a few hours here and there.

UPDATE: Wednesday, August 19:
HVAC will be here Thur or Friday; Mark Klusman insulation Thursday evening; need to work on folks to get the decking installed this weekend; need to make a decision on insulation really quickly.

UPDATE: Monday, August 17:
Pete returned the lift and installed shutoff valve on the stray pipe that would have frozen this winter. Electric rough-in has passed; the city needs the revised plans from the architects and the permit for the mechanical and we'll be good to go. We're moving forward with drywall this week. Rockers, let's get ready to roll!

UPDATE: Sunday, August 16:
Thank you to David O'Black, Clint Wright, Joe Gruender, Matt Story, Ironworkers Union, Wayland Pirtle, Pete Abbott, John Dyall, Jeff James, Kevin Havlicek, Floyd Galloway, Woody Wilson and Joe Dafflitto for getting it done this weekend! And thank you to the wives/kids/grandkids who gave up their husbands/fathers/grandfathers for yet another weekend!

What a hugely productive weekend! I'm hoping the city got the new plans at noon Friday. The floor joists were in by 6:30 Friday night. On Saturday, the electric rough-in was completed including the new light and fixtures from Marine Dad Richard Koch in Wyoming, the front was studded, the reinforcement in the bathroom was done. The floor has been cleared of all unnecessary "stuff". I'll go in today and sweep and use the shop vac everywhere.

For Monday Morning: Verify the architects got the revised plans to the city. Pete will return the lift to RSC. I'll call for our electrical rough-in inspection for morning. I've called Brunners Peters to finish the HVAC rough-in. I'll call Joe to assure we're ready for the structural inspection on Monday. We will hopefully inspect HVAC rough-in Tuesday. By Wednesday, we should be ready for drywall--Rock Mud and Tape will be the name of the game this coming week!

UPDATE: Thursday, August 13:
This will be the last update I'm able to do before work begins; between the renovation, floor joists, and care packages this weekend I won't get a chance to get back in here until at least Monday.

Consultation is complete, the floor joists will go in Friday night after 5:00 under the direction of Matt Story with advise from Joe Gruender. Pete will bring his chop saw at about 6:00 and stay for a few hours. Wayland will be here at noon and will work on preparing the area for the install, moving items, and will pick up the lift from RSC per Steve Tuttle there. The architect is completing the revised plans today and will have those to the city tomorrow after I get the position of electrical outlets to him. We'll continue the work outlined below on Saturday after the joists are in.

If you plan on being here Friday night or Saturday during the day, please bring tools and ladders. We need laborers and folks that can lift and hold things.

UPDATE: Wednesday, August 12:
We will be working this weekend, so plan on some time if you can. The floor joists arrived this morning along with the business manager from Ironworkers Union 396 to put a crew together to get them installed for us with the advise and guidance of Little Dixie. We are rejoicing and this will keep us on schedule!

The joists will be installed in the evening Thursday and/or Friday, August 13 and 14. We could use an extra hand or two for hefty lifting.

We'll also need to move EVERYTHING out of the office side prior to the weekend to make space for care packages. I've borrowed two lumber dollies from Home Depot to put the materials on for easy mobility.

This weekend, August 15, I need your help as we'll be finishing the wiring, putting metal studs on the front wall, reinforcing the bathroom walls where the ADA compliant hand rails need to be mounted, drywall a very small part of the closet in the bathroom, build the shelves inside that closet, and hang the closet door.

I still need the metal handrails for two ADA compliant bathrooms. I still need emergency lighting to be donated. If you know of someone to help with that, please lete me know and I'll get the specs to them.

UPDATE: Monday, August 10:
All the wiring that could get done was finished this weekend, thanks to John Dyall and Floyd Gallagher.

UPDATE: Monday, August 3:
We got all of the metal framing done this weekend with the exception of the hat channel on the front wall. Seems like we will need to hold on that until the garage door comes down. We need to add the wood reinforcement to the framing for the bathroom ADA hand rail requirements and we'll be good to go. Waiting on the joists.

UPDATE: Friday, July 31:
The duct work is complete for the HVAC. Thank you Brunner Peters! We're looking forward to getting work done tomorrow, and have several folks lined up. We could still use a few more hands on deck though. We'll start at 8:00 a.m. and I hope to see lots of smiling faces! I'll make the coffee! See you in the morning!

UPDATE: Thursday, July 30:
With the help of John Schultz and two new volunteers Kelly and Joshua the storage office furniture was moved from the warehouse/temporary office to our neighbors warehouse to help give us more space for packing. These three folks were able to get the sorting bins and tables lined up with bins so we can start sorting again.

No work on the renovation today, but I do have three folks who will be working on Saturday now. Thank you Wayland, Joe and Pete! We still need more!

UPDATE: Wednesday, July 29:
Floor joists are ordered and will likely arrive the week of August 10. We WILL work on Saturday, August 1--but not on floor joists. We'll start at 8:00 in the morning and work until 5:00 in the evening. I only have ONE person who has been able to commit to working, and he's our knowledge base. I need more hands on deck, both skilled and unskilled labor. We could keep 3 teams of 2-3 people busy all day. PLEASE let me know via a phone call if you can help us out on Saturday.

Thursday we'll be moving furniture out of the temporary office into another storage facility so we can make room for the care package tables. I'm about worn out moving furniture from one spot to another; that seems to take as much time as anything else we're doing. A huge thank you to Columbia Orthopaedic Group for letting us store items in their warehouse next door.

UPDATE: Tuesday, July 28:
Oh Happy Day! We now have the specs on the floor joists and we'll be ready to order them by the end of the day today (fingers crossed!). Say a prayer that we can move ahead quickly now!

UPDATE: Monday, July 27:
Brunner Peters is here working on the HVAC today. Erik Miller with PWA is working with Mechanical Engineers to assure correct specs for floor joists; hoping we can get these ordered in the next day or two!

We're working on a couple options to get the stored furniture out of the way for the packing day of August 15; we likely won't be done with the renovation by that time and we'll need the space to sort and pack from. Columbia Orthopaedic Group has an office in front of the building and they may allow us to store some stuff there, and/or Randy MeyerPeter has an 18 foot covered trailer he'll bring over from St Louis for us to use.

UPDATE: Sunday, July 26:
Jeff James and John Schultz were able to stay on Sunday to get the door knob on the bathroom and start doing the metal studs on the concrete wall.

UPDATE: Saturday, July 25:
Mark Klusman of Columbia and his parents Mike and Marie of West Plains were here along with Jeff James of Kansas City and John Schultz of Columbia. Also, Fran and Randy from Gateway Marine Families in St. Louis were able to be here. We cut and installed door between two sides, picked up and installed bathroom door (finally! the "toilet-behind-the-sheet" thing was getting old!), re-built the back "z" wall in the 2nd restroom, moved all the drywall to make room for work to get the metal studs on the concrete wall.

UPDATE: Friday, July 25:
Brunner Peters continued working on HVAC. Wall sconces and plates for switches and plugs arrived.

UPDATE: Thursday, July 24:
Greg Knox continued to work on re-building metal studs. Canned lights arrived.

UPDATE: Monday and Tuesday, July 21-22:
Brunners is working on the HVAC rough-in. Greg Knox is working on the remainder of the framing. Clint is looking for a place to get the floor joists quicker. Architect is re-drawing some of the pieces of the plans for the city. Joe from LDC will be by to field measure for floor joists on Wednesday. Richard has shipped the lights to us. John Dyall has been consulted and we will hold on him finishing electrical rough-in until after the floor joists. Tracy is organizing and making phone calls for more donations of materials and labor. Cabinet plan is drawn and cabinets are in. Door with a panic bar has been ordered by Koonse for the glass front.

UPDATE: Thursday, July 24:
Greg Knox continued to work on re-building metal studs.
